How long does it take to conduct the survey?Level 2 surveys generally take anywhere between 1.5 - 4 hours depending on the property. Level 3 surveys can take anywhere up to 8 hours. However, time onsite may vary as we will always carry out a thorough inspection, regardless of how long it takes.

Does somebody have to be in for the survey, as I'm buying an empty property?No - as long as the sellers or agents can provide us with keys, this will not be an issue.

How long will I have to wait to receive my report?Level 2 Surveys - within 3 working days. Level 3 Surveys - within 5 working days. This allows sufficient time for reflection following the survey.

Do you carry out private valuations?We can carry out a market valuation as part of a Level 2 or 3 survey for an additional cost of £150. However, at this current time, we do not provide valuations for any other purposes such as help to buy, matrimonial or probate.

I've had a mortgage valuation carried out, why do I need a survey?When you are buying a home through a mortgage, the lender will carry out a valuation through one of their partnered surveyors. The valuation is a limited check on the home, carried out on behalf of your mortgage lender to ensure it's worth the money they're lending you. It is not a full inspection and will not pick up on a lot of potential problems with a property. There could be issues that cost a huge amount to put right, and they won't appear in the valuation report. We would always recommend having a proper survey carried out before purchase to give you peace of mind.
